LOAN OPTIONS / VA LOANS

Put your VA benefit
to work.

For eligible veterans, active-duty service members and surviving spouses, a VA-backed mortgage can be a valuable path to a primary residence.

Start with eligibility

We’ll review your Certificate of Eligibility, entitlement and occupancy plans. Having VA eligibility does not by itself mean the loan is approved.

Look beyond the down payment

The VA funding fee is usually financed into the loan amount, but it can be paid upfront at closing. Some borrowers are exempt; the amount depends on loan type and borrower circumstances. VA loans do not require monthly mortgage insurance.

Make your offer with clarity

Discuss seller-paid costs, the appraisal and your cash-to-close needs with Sam and your agent. See our seller-concessions guide for the separate VA concession limit.

Your Certificate of Eligibility

A Certificate of Eligibility (COE) shows whether you meet VA service requirements and provides entitlement information. Sam can help request it through the lender, or you can request it from VA. It is an eligibility document, not a loan approval; income, credit, occupancy and property requirements still apply.

Using your benefit again

VA eligibility is not limited to a first home purchase. Entitlement can often be restored after a previous VA loan is paid off and the property is sold. Other restoration options and the use of remaining entitlement may be available. Share details about previous VA loans so Sam can review your COE and explain how your entitlement affects the next loan.

Funding-fee exemptions

Some borrowers are exempt, including certain veterans receiving VA compensation for a service-connected disability, eligible surviving spouses and qualifying active-duty Purple Heart recipients. Other exemptions may apply. Confirm your exemption status with VA and your lender before closing. If the fee applies, it is usually financed but can be paid upfront.

Appraisal vs. home inspection

A VA appraisal evaluates value and checks VA minimum property requirements. It does not replace a home inspection. An independent inspection can give you a more detailed understanding of the home’s condition and potential repairs. Discuss inspection timing and contract protections with your agent.

VA guarantees eligible loans made by participating lenders; it does not set your lender’s rate. Credit, income, property and lender requirements apply.
STRAIGHT ANSWERS

A few things you may be wondering.

Can I use a VA loan more than once?

It may be possible, depending on your entitlement and circumstances. Sam can help review your Certificate of Eligibility and any existing VA-financed property.

Do all VA borrowers pay a funding fee?

No. Some borrowers qualify for an exemption. Confirm your status before budgeting for the fee.
